Clarifications
This estimate assumes the repair cannot be done from below. Proper repair requires removing the toilet, cutting out the damaged subfloor, and installing new subfloor material from above.
Repair Approach
Temporarily remove the toilet.
Cut out and dispose of rotted subfloor (approx. 10 sq ft).
Inspect joists for damage and reinforce them if needed.
Install new plywood or OSB subfloor.
Replace and secure the toilet flange.
Reinstall the toilet and ensure a watertight seal.
Risks and Dependencies
Hidden damage to surrounding areas or joists could increase labor and material costs.
Snohomish permits may be required for structural or plumbing modifications.
